  • Less competition per listing. Buyers are less likely to be in a multiple-offer situation on a well-priced home.
  • More negotiating room. A lower inventory period favors buyer-friendly terms like flexibility on price, closing costs, or timeline.

There’s less inventory than in peak spring months, so buyers with specific must-have lists should keep this in mind.

For Sellers: Serious Buyers, Off-Peak Opportunity

In a fall market, Boulder County sellers can still take advantage of the off-peak period, keeping the following in mind:

  • The buyers are serious. Fall buyers are likely not casually browsing. They’re often working around a job change, a lease ending, or a life change with a deadline. They’re more serious, but more selective.
